How Long Does a Seismic Retrofit Take?

A standard brace-and-bolt is 2 to 4 days of actual on-site work. The end-to-end timeline — from "I want to do this" to "the CEA discount appears on my next renewal" — is closer to 6 to 14 weeks because of permits, EBB registration windows, contractor scheduling, and the CEA paperwork loop. Soft-story projects take longer because they require engineered plans before any work can start.

End-to-end timeline, in plain weeks

StageTypical duration
Check ZIP eligibility, gather build year + foundation info1 day
Wait for EBB window to open (if not already open)0 – 12 weeks
Register; receive reservation2 – 4 weeks
Pick a participating contractor, sign quote1 – 3 weeks
Permit + plan check (longer for hillside / soft-story)1 – 4 weeks
On-site work — brace and bolt2 – 4 days
On-site work — soft story1 – 3 weeks
Inspection, sign-off, CRMP verification number issued1 – 2 weeks
Submit verification number to CEA insurer; discount applies at next renewal0 – 12 months

Brace-and-bolt end-to-end is usually 6 to 14 weeks once a window is open. Soft-story is closer to 3 to 6 months because of the engineering and the longer build.

What can slow you down

  • Closed EBB window. Watch CRMP for the next window announcement. The state opens 20 million dollars in retrofit grants in some cycles — these fill up.
  • Contractor scheduling. The pool of participating contractors is finite. Busy quake-anniversary seasons (October, anniversaries of Loma Prieta or Northridge) are slower.
  • Hillside or soft-story plan check. Engineered plans add weeks; some jurisdictions require structural review.
  • Your insurance renewal date. Submitting the EBB verification number mid-cycle means the discount applies at next renewal, not retroactively.

What you can do in parallel

  • Get the water heater strapped (required for CEA discount anyway).
  • Identify a structural engineer in advance if you are hillside or soft-story.
  • Pull your most recent CEA insurance statement so you can run an accurate calculator projection with your real premium.

FAQ

How many days is the on-site work?

2 to 4 days for a standard brace-and-bolt on a single-family home. 1 to 3 weeks for an SFR soft-story project that needs engineered plywood plus a moment frame.

How long are permits?

1 to 4 weeks for plan check in most California jurisdictions; longer for hillside or soft-story work that needs engineered plans. The participating contractor typically handles the submission.

How long is the EBB registration cycle?

CRMP runs registration windows periodically, not continuously. When a window opens it typically stays open a few weeks. After selection you have a set number of months to complete the retrofit.

How long until the CEA discount shows up?

The discount applies at your next renewal after you submit the EBB verification number (or a signed DRV) to your CEA insurer. So practically, 0–12 months depending on where you are in your policy year.

  • Soft-Story Retrofit Cost Living space over the garage. Single-family-home range, not commercial multi-unit ordinance numbers.
  • Earthquake Brace + Bolt Grant Up to $3,000 base, plus up to $7,000 supplemental if your income is at or under $94,480.
